Delay in Programme for:
• RIBA 3 moved 3 weeks to allow for Client sign-off of RIBA
2
• Planning and Consultation period moved 7 weeks after cabinet
sign off-of RIBA 3
• Planning start moved 16 weeks to allow for planning fee sign
off
• RIBA 4 start date moved 7 weeks to allow for RIBA 3 sign off
and agreement to proceed at risk.
• RIBA 4 delayed 21 weeks due to late surveys and site access
(earlier surveys instructed by HC 11th November 2022)
• Ecological survey impact and agreement to submit planning
without ecological surveys
• Highways comments impact on planning and RIBA 4 (estimated).
RIBA 4 cannot run concurrently with planning update.
• Delay to procurement to after consultation and agreement to
undertake with RIBA 3 information
